The project is organized into three primary sections: the lower level, encompassing recreational, retail, and service hubs; the upper level, featuring penthouses with breathtaking views of the Red Sea and the city skyline, complete with comprehensive luxury amenities; interposed between these levels, a dedicated office zone that accommodates a diverse array of businesses, thereby fostering and bolstering Jeddah's economic growth.

The MSB Headquarters exemplifies the application of biomimicry in architecture, drawing inspiration from the elegant curvatures of a shell to create a unique and iconic silhouette. This approach extends beyond aesthetics; it stems from a comprehensive analysis aimed at optimizing views, enhancing wind aerodynamics, integrating seamlessly with the urban fabric, and minimizing sun exposure. The resulting form is a series of layered slabs that mimic a shell-like structure enveloped by a linear louvre system. These louvres naturally shield the building from intense sun exposure, curving outward at strategic points to provide entrances and enhance connectivity with the surrounding urban environment. Beneath this protective louvre system lies a transparent LED glazing facade, which can transform into a screen, imbuing the project with a futuristic, high-tech identity. This thoughtful integration of biomimicry not only addresses environmental challenges but also creates a visually striking and technologically advanced landmark.
